What are the Benefits of a Pre-Construction Meeting for Customers?

At On Your Lot Homes, we consider the pre-construction meeting to be one of the most important and beneficial milestones in the home-building process. Pre-construction ensures that what is contracted for is realized. It is the confirmation that sales, construction, and you are all on the same page.

By the end of the pre-construction meeting, you will know what to expect. There are no surprises here; just a handoff from sales to the construction team with all the integrity, honesty, and transparency you have experienced thus far.

Here is how a pre-construction meeting works and its benefits for customers.

What Is a Pre-Construction Meeting and Why Is It So Important?

At On Your Lot Homes, a pre-construction meeting allows you to communicate your expectations per your sales contract for your custom home to the On Your Lot Homes Team.

Who attends a pre-construction meeting? You, your partner, your realtor, your construction manager, and your sales manager. Think of this meeting as a final check and balance in our system that ensures that the homebuilding process goes smoothly.

Why is a pre-construction meeting important? To minimize cost overruns and delays when building your custom home, every client should have at least one pre-construction meeting before the building starts to ensure that we are all on the same page and that every nuance of your build is captured just as you envisioned. If we are not all on the same page, this is the time to make any corrections and ensure that you get exactly what you contracted for.

It is a chance to make sure that expectations are clear regarding your home project's scope, specifications, schedule, documentation, and the processes to follow regarding communication during the project. Open lines of communication are essential to keep things moving.

What Happens at a Pre-Construction Meeting?

At a pre-construction meeting, you will meet with both your construction and sales manager. During the meeting, we discuss the following:

  • Scheduling. The construction manager will review the project schedule and define the chain of command. You will confirm the project’s milestones, including the payment scheduling per your draw schedule and construction phases.

  • Processes. We will review your house plans and site plans with you, including design specs, options, custom options, and floor plans, to ensure everything is as it should be. Pre-construction also helps you get ahead of your responsibility with selections. The construction and sales managers will explain the construction materials, technologies, and quality control systems used to build your new home.

  • Site Conditions. Aside from the construction documents, it is a good idea to cover the topics related to the on-site conditions, such as a construction safety plan, traffic control, erosion control,  site cleanup, and site improvement costs.

  • Accommodations. If there is a cultural or religious ceremony that you want to do before we break ground, we can accommodate.

  • Open Q&A Session. A pre-construction meeting includes an open question and answer session in hopes that we can understand the issues that are important to you. We can answer common pre-construction meeting questions as well as hypothetical questions.

  • Communication Preferences. This is an opportunity to establish clear and clean lines of communication so that you know what is going on with your build. We may also need to reach you as well if a concern arises. If you have any questions or concerns during the construction of your home, it is our goal to be accessible at all times, 24/7.

With approvals and permits in hand, the time has come to start building your creation. At On Your Lot Homes, this is our chance to get to know you. We will answer any questions that you might have. This should be an exciting time, and our goal at On Your Lot Homes is to make this experience a positive one.
